Responsible for carrying out CMC's waiting list procedures, including pre-qualification of pre-applicants, maintenance of all applicant files, home visits, credit checks, applicant interviews, leases, lease renewals, house rules and addenda, tenant certifications for subsidy programs, move-in paperwork & scheduling and tenant orientations for properties assigned.

•Responsible for the proper implementation and training of CMC's Selection Criteria to the on-site staff at the properties assigned.

•Responsible for and utilizes all verification forms for subsidy programs and other related Occupancy forms.

•Responsible for the periodic and annual tenant certifications as established by program regulations and guidelines for properties as assigned.

•Responsible for performing Section 8 special billing/vacancy loss reports for properties as assigned.

•Acts as a liaison between CMC and local Public Housing Authorities (HA), Housing Waiting List (HWL), Shelter Plus Care (S+C), TCAC and other governmental agencies.

•Attends regularly scheduled meetings for HA, S+C, HWL, TCAC and other governmental agencies.

•Assists with Rent-Ups as needed.

•Assists with the weekly vacancy report, and weekly updates of CMC's listing of available housing opportunities.

•Assists to maintain up-to-date CMC's Housing Resource Listing and Referral Network.

•Assists Occupancy/Compliance Monitoring Dept. with monthly billings to HUD and other input on CAM II.

•Assists Occupancy/Compliance Monitoring Dept. with the monitoring of Resident Managers' tenants' files.

•Monitors the timely completion of all move-out paperwork for CMC's vacating tenants for properties as assigned.

•Assists in showing CMC's vacancies.

•Assists Occupancy/Compliance Monitoring Dept. with occupancy-related matters under various subsidy programs.

•Follows all Company policies as written in the CMC Employee Handbook and S.O.P.

•May perform other duties as assigned.

KNOWLEDGE/SKILLS REQUIRED:

•High School Diplomas or GED required. Associate's degree; Bachelor of Arts or Science; or one year experience in affordable housing management and two years managing people, projects, materials and information; equivalent combination of education and experience is desirable. Preferably with HUD, Tax Credit or other low-income housing programs
