Position Summary:

Reporting to the Service Maintenance Manager, the Service Technician II is responsible for responding promptly to service requests, preparing apartments for turnover, and maintaining the overall condition of the property. This role requires strong skills across multiple building trades and the ability to work independently on interior, exterior, and grounds-related tasks. The Service Technician II plays a key role in ensuring a well-maintained property and delivering excellent customer service while fostering positive relationships with team members.


Key Responsibilities:

  • Diagnose and perform repairs in areas such as appliances, carpentry, hardware, masonry, painting, basic electrical, plumbing, and HVAC.
  • Respond to service requests and on-call emergencies professionally and promptly, as directed by supervisory staff.
  • Complete or oversee vendor preventive maintenance tasks for building systems and equipment.
  • Prepare and repair vacant units to ensure readiness for new residents.
  • Maintain grounds and common areas, including cleaning, trash removal, landscaping, and snow removal.
  • Assist with preparation and repairs for REAC/HQS inspections and audits.
  • Maintain the maintenance shop and inventory in accordance with company standards, with a strong focus on safety and proper use of PPE.
  • Participate in weekend work, on-call rotations, and emergency service calls.
  • Support and provide technical guidance to Maintenance Technician I as needed.

Qualifications:

Skills & Abilities:

  • Ability to read, write, and communicate effectively in English; bilingual skills are a plus.
  • Basic proficiency with computers and handheld devices.
  • Familiarity with Federal Fair Housing Laws is a plus.
  • Knowledge of hand and power tools, cleaning supplies, and personal protective equipment.
  • Valid driver’s license and reliable transportation required.
  • Strong attention to detail, organizational skills, time management, and problem-solving abilities.
  • Excellent customer service skills, including the ability to handle challenging situations professionally.

Physical Requirements:

  • Ability to climb ladders to service lighting and ceiling fixtures.
  • Ability to move equipment weighing up to 50 pounds across the property.
  • Regular exposure to outdoor weather conditions.

Education & Experience:

  • High school diploma or equivalent required.
  • Trade school education or at least 3 years of progressive experience in property management or hospitality preferred.
  • Minimum of 3 years of advanced hands-on experience in two or more building trades.
  • Experience with REAC/HQS inspections preferred.
  • Industry certifications (e.g., NAHMS, CAMT, OSHA, HVAC) preferred.
