Live-In Building Superintendent

Location: Upper Manhattan, NY

Salary: $90,000 – $120,000


We are seeking an experienced Live-In Building Superintendent to oversee a large multifamily residential community in Upper Manhattan. This role requires strong leadership, deep technical expertise across multiple trades, and hands-on involvement in both daily operations and long-term capital/PACT renovation projects. The Superintendent must reside onsite and be available for emergency response.


Key Responsibilities


Maintenance & Daily Operations

  • Lead and manage all building maintenance, repairs, and operational needs.
  • Develop and execute preventive maintenance schedules for all major systems.
  • Respond promptly to emergency situations and building issues.
  • Coordinate and oversee outside vendors and contractors.
  • Maintain inventory, equipment, and compliance with safety protocols.

Renovation Oversight

  • Serve as the onsite liaison for renovation contractors and project teams.
  • Conduct daily walkthroughs to ensure work quality and adherence to safety and regulatory standards.
  • Assist with tenant communication, access scheduling, and renovation readiness.
  • Manage punch lists, track progress, and ensure timely completion of upgrades.

Technical Expertise

  • Boilers: Preventive maintenance, repairs, and regulatory compliance.
  • Plumbing: Oversee replacements, repairs, and system diagnostics.
  • Electrical: Manage wiring, lighting, circuits, and safety compliance.
  • Carpentry: Repair and install doors, windows, framing, drywall, and finishes.
  • Troubleshoot and resolve HVAC, structural, and mechanical system issues.

Team Leadership

  • Supervise maintenance staff including assistants, handymen, and porters.
  • Assign tasks, train team members, and conduct performance evaluations.
  • Promote a culture of safety, accountability, and resident-focused service.

Safety & Compliance

  • Ensure adherence to OSHA, FDNY, HPD, DOB, REAC, HUD/HQS, and environmental regulations.
  • Maintain logs, inspection records, and compliance documentation.

Qualifications

  • 10+ years of building maintenance experience, including 5+ years in a supervisory role.
  • Strong knowledge of boilers, plumbing, electrical, carpentry, and HVAC systems.
  • Experience working in affordable housing or public housing environments is highly preferred.
  • Familiarity with PACT/NYCHA renovations and regulatory requirements.
  • Strong problem-solving, communication, and leadership skills.
  • Proficiency with maintenance management systems (Yardi a plus).
  • Must live onsite and be available for 24/7 emergency response.
  • Ability to lift 50 lbs and work in varying conditions.
