Maintenance Technician III

Location: New Castle, DE

Salary: $29–$33/hour

Are you a highly skilled maintenance professional who thrives on solving complex problems and leading from the front? We’re looking for a Maintenance Technician III to take ownership of advanced repairs, system improvements, and preventative maintenance across a dynamic property environment.

What You’ll Do

• Diagnose and repair complex electrical systems, including circuits, motor controls, and control panels
• Lead large-scale repairs such as HVAC replacements and major plumbing work
• Develop and oversee preventative maintenance programs to reduce downtime
• Plan and execute renovation and upgrade projects, coordinating with vendors and contractors
• Install and/or oversee installation of electrical, HVAC, plumbing, and mechanical systems
• Conduct safety audits and ensure compliance with OSHA and local codes
• Mentor and support Maintenance Technicians I & II, ensuring quality and efficiency
• Review and manage work orders to ensure timely completion
• Assist with budgeting, including parts and labor forecasting
• Maintain detailed maintenance and inspection records
• Respond to emergency service requests as needed

What We’re Looking For

• Strong experience in electrical, HVAC, plumbing, and general building systems
• Proven ability to troubleshoot and resolve complex maintenance issues
• Leadership mindset with the ability to guide and mentor junior technicians
• Highly organized with the ability to manage multiple priorities
• Strong communication and customer service skills
• Comfortable working both independently and as part of a team
• Proficiency in Microsoft Office and property management/work order systems
• Valid driver’s license and reliable transportation

Education & Experience

• High school diploma or technical training preferred (or equivalent experience)
• Demonstrated hands-on experience in advanced maintenance roles
