About the Role:

Are you passionate about real estate, customer service, and keeping things organized? We’re looking for a Portfolio Manager who thrives in a fast-paced environment and enjoys building strong relationships with property owners, tenants, and vendors. In this vital role, you’ll oversee the day-to-day operations of a residential property portfolio and ensure each property is performing at its best.


What You'll Do:

  • Be the go-to contact for property owners, answering questions about statements, ledgers, late fees, violations, and more
  • Conduct regular check-in calls with owners to provide updates on their properties
  • Oversee rent collection, evictions, renewals, move-ins and move-outs, and delinquency follow-ups
  • Negotiate lease terms and ensure timely lease renewals
  • Ensure compliance with Section 8, HUD, and HOA regulations, including proper notice postings
  • Inspect new construction units and create punch lists for completion before leasing
  • Verify vacated units are fully ready to be leased again
  • Coordinate with internal teams (Construction, Maintenance, Turnover, Warranty) and external vendors to resolve open work orders
  • File and track insurance claims as needed in coordination with Maintenance
  • Maintain property records and produce reports as needed
  • Support the company with additional duties as assigned

What We're Looking For:

  • Property management experience preferred
  • Familiarity with Property Ware or similar platforms is a plus
  • Strong customer service mindset and professionalism
  • Highly organized, detail-oriented, and capable of prioritizing multiple tasks
  • Excellent written and verbal communication skills
  • Confident with Microsoft Office (Word, Excel, Outlook)
  • Reliable personal transportation, valid driver’s license, and up-to-date insurance
  • High school diploma or equivalent (some college a plus)
  • Ability to maintain a high standard of attendance and punctuality
