We are seeking a detail-oriented and experienced Property Manager to oversee a 274-unit affordable housing community offering a range of unit sizes from studios to two-bedroom apartments. This property features a mix of Section 8 PBV subsidy units, LIHTC affordable units, and accepts vouchers from the Waukegan Housing Authority along with other third-party payers such as Catholic Charities. The community also features a seasonal on-site pool (open May through September).

This role is critical in maintaining compliance, operational excellence, and a welcoming environment for residents.

Key Responsibilities:

  • Oversee daily operations of a 274-unit affordable housing community
  • Ensure full compliance with LIHTC, Section 8 PBV HAP contracts, and Housing Authority PBV requirements
  • Maintain accurate records, certifications, and compliance documentation
  • Manage leasing activities, renewals, and recertifications
  • Supervise and delegate tasks to on-site staff, ensuring timely completion through proper follow-up
  • Identify problems proactively and implement resolutions effectively
  • Maintain a strong presence within the community and build positive resident relationships
  • Coordinate and oversee seasonal pool operations (experience with pool management is a plus)
  • Ensure the property’s appearance, operations, and resident services meet company standards

Qualifications:

  • Previous experience managing an affordable housing property, including LIHTC and Section 8 PBV programs (required)
  • Strong attention to detail and problem-solving skills
  • Ability to prioritize, delegate, and follow up effectively with the team
  • RealPage experience highly preferred
  • Familiarity with Google Workspace (Gmail, Drive, Docs, Sheets) is a plus
  • Pool management experience (preferred)
  • Excellent organizational, verbal, and written communication skills
