BG Staffing is currently seeking an experienced Apartment Property Manager for a Project-Based Section 8 community in Columbus, Ohio (43218). This is an excellent opportunity for a detail-oriented professional who thrives in affordable housing and understands compliance-driven environments.

Position Overview

The Apartment Property Manager will be responsible for the daily operations of the property, ensuring compliance with HUD and Project-Based Section 8 regulations while maintaining high standards of resident satisfaction and property performance.

Key Responsibilities

• Oversee daily operations of a Project-Based Section 8 apartment community
• Ensure full compliance with HUD and Section 8 regulations
• Manage tenant relations, leasing, recertifications, and resident issues
• Supervise on-site staff and coordinate with maintenance teams
• Handle rent collections, delinquencies, and basic reporting
• Maintain accurate tenant files and property records
• Conduct property inspections and ensure curb appeal
• Communicate professionally with residents, vendors, and ownership

Qualifications

• Prior Property Management experience required
• Project-Based Section 8 experience strongly preferred
• Knowledge of HUD compliance, leasing, and recertification processes
• Strong organizational, customer service, and communication skills
• Ability to work independently and manage multiple priorities
• Proficiency with property management software is a plus
